Chicago RE Investments, LLC actively updates owners and investors with reports for their properties and promptly responds to any issues that owners or tenants may face. We perform all of the real estate duties that you need, removing any of the hassles you might face while managing property. At Chicago RE Investments, LLC, we provide the following services for you:

Rent Collection

Chicago RE Investments, LLC collects monthly rent and provides late notices to tenants who have unpaid balances on their accounts. Rent is due on the first day of the month and considered late if paid after the fifth. Tenants have five different options available to pay rent, including payment through mail, drop box, tenant portal, credit card, and Walmart Payments.

  • Mail – Tenants can send cash, checks, or money orders for rental payment to the mailing address provided on their lease.
  • Drop Box – Our company has a drop box outside our office door where tenants can drop off rent payments. When submitting a payment to our drop box, place your rent inside an envelope with their name and address.
  • Tenant Portal – Tenants can also make payments through the tenant portal in Propertyware. Tenants paying through the tenant portal can make a one-time payment or set up a recurring payment each month. They may pay with a credit card or debit card. If tenants do not wish to pay with a credit or debit card, they may pay by entering their account and routing number.
  • Credit Card – Chicago RE Investments, LLC also allows tenants to pay through credit card. Tenants have the option to make a one-time payment or recurring installments. If tenants wish to receive an invoice, they can call our office at (630) 780-5020 and one of our customer service representatives will give them an email link to submit a payment.
  • Walmart Payments – Tenants can also make their monthly rent payments at Walmart. To make a Walmart payment, tenants can log into the tenant portal and navigate to the “My Payments” tab where they will receive a payment voucher to present to a customer service associate at Walmart.

Tenant Screenings

At Chicago RE Investments, LLC, we know the importance of finding tenants who are a good match for your properties. During the application process, prospective tenants provide us with their license and social security number, so that we can run credit checks and background checks. Our company diligently reviews the results of the screening and makes an evaluation to ensure that they are the best fit for the residence.

Tenant Relations

At Chicago RE Investments, LLC, we handle tenant disputes and work to ensure that our tenants are fully satisfied with our service. We provide tenants with a wide variety of ways to contact us, including calling our office between 9 AM and 5 PM from Monday to Friday, emailing us, sending us a message directly through the tenant portal, or opting into our text messaging service.

Leasing

We perform property leasing services including lease preparation, negotiation, and renewal. Our leases are fully compliant with federal, state, and local laws. Every year, we provide a lease extension addendum for tenants to renew their leases. Lease extensions are signed digitally through DocuSign, allowing owners and tenants to sign the extensions from the comfort of their homes. For ease of access, both investors and tenants may view their leases and lease extension addendums through the owner and tenant portals on Propertyware.

Property Inspections

We perform move-in and move-out property inspections to check for any interior and exterior damages. Additionally, we help prepare properties for inspection every one to two years. During inspections, a tenant 18 years of age or older must be present at the residence. Chicago RE Investments, LLC provides tenants with advance notice of the inspection to ensure that someone will be at the residence when the inspector arrives. Tenants can request repair services ahead of the inspection from our company’s in-house maintenance team by logging into the tenant portal through the link in the header and navigating to the “Service Request” tab.

Maintenance and Repairs

Chicago RE Investments, LLC provides corrective, preventive, and routine maintenance services. Our company has an in-house maintenance team and employs contractors that are fully equipped to provide tenants with repair services. Whether tenants begin to face plumbing issues, experience electrical problems, or notice other damages to the interior or exterior of your residence, we will resolve their maintenance issues in a timely fashion.

Tenants can submit maintenance requests in the “Service Request” section of the tenant portal. They can also link pictures or videos of the damages to the work order that they have sent in to help our maintenance crew assist them.

Owners and Investors can view the status of any work orders online through the owner portal in Propertyware. Additionally, they have the option of approving or rejecting existing work orders and leaving comments.

Digitalized Financial Records

Chicago RE Investments, LLC maintains accurate financial and accounting records that investors can view online from the owner portal in Propertyware. To access the owner portal, click here or follow the link in the header. Once you are logged in, select the “Reports” tab to view records for your properties such as financial statements, leasing information, and work orders. All of our records are electronically-stored, allowing us to send you any documentation relating to your properties with ease.
